How Much Does It Cost to Move to Cyprus from the UK? The Real Numbers (2026)

Kleanthis Sokratous17 July 20268 min read

This is the question I get asked most often, and it is also the one most poorly answered online. Here is an honest overview of what moving to Cyprus actually costs, split into one-off, ongoing, and commonly forgotten categories.

One-Off Costs

The main one-off costs are advisory and legal fees for the residency application, government application fees, a medical examination, criminal record certificates (UK nationals need ACRO, not DBS), document apostilling, flights for in-person visits, short-term accommodation during your initial stay, and shipping personal belongings.

Shipping is highly variable. Many people ship a container of essentials and sell the rest in the UK. Some move with very little and buy new in Cyprus. Tax registration and non-dom status filing is usually handled alongside the residency application by the same adviser.

Monthly Living Costs

Once you are there, Cyprus is materially cheaper than the UK. Rent is the biggest variable. Paphos is noticeably cheaper than Limassol. Both have a good range of property across all budget levels. Groceries from local supermarkets are well priced. Dining out is affordable. Utilities are low in winter but air conditioning from June to September pushes electricity costs up.

A car is essential outside Nicosia as public transport is limited. Most people sell their UK car before moving and buy in Cyprus.

Costs People Forget

Why the Move Usually Pays for Itself Quickly

For anyone drawing dividends or business income, the tax position as a Cyprus non-dom is dramatically different from the UK. Cyprus corporate tax is 15%. Non-dom status means 0% on dividends and interest income for up to 17 years. There is no capital gains tax on shares. For many people, the annual tax saving in year one alone covers the entire cost of moving. From year two onward, the saving compounds.
